Anant Raj to invest Rs 10,000 crore in 300 MW Data Centre Project

Anant Raj Ltd, a prominent player in the real estate sector, has unveiled ambitious plans to transform three of its commercial projects into state-of-the-art data centres, boasting a combined capacity of nearly 300 MW. The company intends to invest a staggering Rs 10,000 crore over a span of four to five years to accomplish this significant endeavour, as shared by its Managing Director, Amit Sarin.

To oversee the operations of these data centres situated in Manesar, Rai, and Panchkula in Haryana, Anant Raj has established a subsidiary named "Anant Raj Cloud."

"We've already initiated the process by making 3 MW operational in our Manesar facility, and we're poised to add another 3 MW within the next three months," Sarin revealed to Moneycontrol.

Based in New Delhi, Anant Raj Limited has already secured certification for the capacity of 21 MW for its Manesar facility, with an estimated investment of Rs 500 crore. Sarin mentioned, "An initial investment of Rs 175 crore has already been channeled into this facility, primarily from internal sources."

Their client base encompasses public sector undertakings, IT companies, e-commerce giants, and financial institutions. In addition, Anant Raj has taken the significant step of being empanelled as a business partner with Telecommunications Consultants India and RailTel Corporation of India, as communicated in a presentation to its investors.

The comprehensive investment for these three projects, including land acquisition, amounts to nearly Rs 3,000 crore. As Sarin elucidated, "The collective upgrade of these three facilities will require an investment of around Rs 7,500 crore."

Industry experts have estimated that constructing a 1 MW data centre typically costs about Rs 55 crore. However, in this case, the company enjoys the advantage of owning the land, potentially reducing construction costs to approximately Rs 25 crore per 1 MW. The significance of ample power supply for data centres, crucial to the operation of thousands of servers and associated IT infrastructure, cannot be understated.

"Over the past three years, our focus has been on fortifying our infrastructure, and we have successfully commissioned the first 3 MW in Manesar. This facility has the potential to scale up to 50 MW, while Rai can accommodate up to 200 MW, and Panchkula up to 50 MW," Sarin further elaborated.

By 2020, Anant Raj had already constructed an impressive 5 million square feet of commercial space, with 20 per cent of it leased out. The company's historical roots trace back to the 1980s when it undertook residential projects under the banner of "Anant Raj Agencies," with the Asian Games Village project being one of its notable achievements.

Data centers play a pivotal role in hosting IT infrastructure, delivering essential applications and services, and managing vast amounts of data. They can serve a single company or facilitate shared usage by multiple entities and clients.

The Indian data centre market is experiencing robust growth, with a compound annual growth rate of approximately 40 per cent. Experts anticipate that it will attract investments totalling around $5 billion by 2025, ushering in a new era of expansion with a target capacity of 1,700 MW to be established by 2025, as projected in a report by Avendus Capital.
